How buying a home at Alta Vista works.
Buying a manufactured home on a leased homesite in Michigan is different from buying a house with land, mostly in good ways. Here’s the whole process, the real costs, and what’s different, written by the agents who list the homes.
Updated October 15, 2026 by Taylor Brown and Janel Brown, Real Estate One.
Yours, titled like a vehicle
A Michigan certificate of title through the Secretary of State. No deed, no title company.
Leased, $650 a month
A homesite lease with Alta Vista that renews each year. It includes the Lodge, pool and pickleball.
Already in the rent
Michigan’s $3 a month specific tax on homes in licensed communities is included in the site rent. Garages and decks are assessed separately.
Six steps.
Cash closes faster than a loan, and the lender usually sets the pace. The residency check is the step most people don’t expect.
Tour and pick a home
Walk the homes for sale, the Lodge and the open homesites. If nothing fits, we can price a new home on an open lot.
Line up the money
Get pre-approved with a lender that writes chattel loans on homes in land-lease communities, or show proof of funds if you’re paying cash. We’ll introduce you to lenders that have closed loans here.
Write the offer
We use a purchase agreement written for a manufactured home on a leased homesite. It covers the title transfer, community approval and the homesite lease, and it states that sales tax is already in the price.
Apply for residency
The homesite rental application doubles as the residency application. Alta Vista runs a credit and background check, which takes up to 7 days, so it starts right after your offer is accepted.
Inspection and walk-through
Inspections are welcome on new homes too. Your agent schedules it inside the inspection period in the agreement, and you do a final walk-through before closing.
Close
You sign the homesite lease and the title paperwork. Real Estate One files the Michigan title application with the Secretary of State as the licensed dealer. Rent is prorated to your closing day.
What you pay the community at closing.
These are Alta Vista’s numbers from October 2026. Lender fees are on top if you finance.
| Item | Amount |
|---|---|
| Title transfer | $90 |
| Closing fee | $150 |
| Background and credit check | $50 |
| Homesite security deposit (refunded when you sell) | $200 |
| Site rent, prorated to closing day | Varies |
| Community total, before rent proration | $490 |
Sales tax on homes Alta Vista sells is paid by the seller and included in the list price. When garages and decks are assessed, their property tax is prorated at closing too.

Compared with buying a regular house.
A chattel loan, not a mortgage
The loan is on the home as personal property. Expect different rates and terms than a 30-year mortgage, and shop more than one lender.
The community approves the buyer
A credit and background check is part of the deal, and the lease is signed at closing.
No land appreciation
You aren’t buying ground, so the home’s value rides on the home and the community. That’s the trade for a lower price.
No owners’ association
Alta Vista owns and runs the common areas, so there’s no board or owner vote on repair bills. Your costs are set by the homesite lease.
Tiny tax bill
The $3 a month specific tax replaces the property tax on the house, and it’s included in the site rent. A garage or deck adds a small township bill.
Rules live in the covenants
Exterior changes, fences, sheds and renting are covered by the community covenants. Read them before you write. Ask us for a copy; they’ll be on the documents page soon.
What buyers ask us.
Do I own the land at Alta Vista?
No. You own the home and lease the homesite under it from Alta Vista. Site rent for new buyers is $650 a month as of October 2026. There’s no land to buy and no mortgage on dirt.
What does the $650 site rent cover?
The homesite, the Lodge (great room, event hall, kitchen and fitness room), the outdoor pool, the pickleball court and future amenities, plus the community side of things: utilities for the common areas, upkeep of the streets, sewer system and grounds, streetlights, landscaping and snow removal in common areas, community events, the management and maintenance staff, and insurance and real estate taxes on the community itself. You pay your own gas, electric, phone and garbage pickup, plus the $70 a month Spectrum cable and internet package billed through Alta Vista. You also mow your lawn and clear your own porch, deck, sidewalk and driveway, or pay the community’s contractor to handle it.
Can the site rent go up?
The homesite lease runs a year at a time, so rent can change at renewal under the lease terms. Site rent for new buyers is $650 a month as of October 2026. Ask us for the lease and we’ll walk through exactly what it says.
How are property taxes handled on a home here?
Homes in a licensed manufactured housing community in Michigan pay a $3 a month specific tax instead of the regular property tax on the home itself, and at Alta Vista it’s already included in the $650 site rent, so there’s no separate bill for it. A garage, deck or other addition is assessed separately by East Bay Township as real property, so homes with a garage have a small tax bill too. (MCL 125.1041) Confirm current amounts with the township assessor.
Is Michigan sales tax added to the price?
Not on the homes we list for Alta Vista. The sales tax is paid by the seller and already built into the list price, and our purchase agreement says so in writing. On a resale between two owners, Michigan charges a 6% use tax when the title transfers (Michigan Secretary of State), so ask us how it’s being handled on that sale.
How do people finance a home at Alta Vista?
Most buyers use a chattel loan, which is a loan on the home as personal property rather than a mortgage on land. Rates, down payments and terms differ from a regular mortgage, and some lenders hold back part of the loan funds after closing, anywhere from a couple of days to as long as 90 days, so ask each lender. Several lenders have closed loans here, and we’re happy to connect you. The participating lenders are listed above. Paying cash is fine too.
How does title work on a manufactured home?
A manufactured home in Michigan is titled like a vehicle, through the Secretary of State, not recorded with a deed. There’s no title company. The state title fee is $90. Real Estate One is a licensed Michigan mobile home dealer (license No. 1103710) and handles the title application at closing.
Can I bring my own real estate agent?
Yes. Any Michigan real estate agent can show these homes and represent you. Agents don’t need a dealer license to sell here, because Real Estate One’s license covers the sale. How your agent is paid is set out in your written buyer agreement with them.
Who holds the earnest money deposit?
Your agent’s brokerage holds it in its trust account, the same as on any other home sale.
Do the homes come with a warranty?
Each home has a manufacturer’s warranty, and it transfers to you. On homes built ahead of time and set on a site, the manufacturer starts the warranty when the home was delivered, not when you move in, so on some older homes it has already run out. Ask us for the warranty certificate on the home you’re looking at and we’ll show you the start date.
What insurance do I need?
A manufactured home policy on the home and your belongings, plus liability coverage. The homesite lease sets what’s required, and we’ll show it to you. Get a quote from an insurance agent before you write an offer.
What happens when I want to sell?
You can sell through any agent you like, or on your own. Your buyer has to be approved by Alta Vista and sign a homesite lease, the same as you did. Michigan law also bars a community from stopping you from selling your home on site, at your price, to a buyer who qualifies (MCL 125.2328).
