Showing and selling at Alta Vista.
Your Michigan real estate license is all you need to show these homes and represent your buyer. Here’s how the rest of it works.
No dealer license, no referral
Real Estate One holds Michigan mobile home dealer license No. 1103710 and is the dealer on every sale we list. You represent your buyer like any other sale.
Showings
Combo lockbox on each home, plus one on the Lodge side door so you can tour the amenities. Text or call Taylor for the code and to schedule.
The paperwork
Use our Manufactured Home Buy Sell Agreement, written for a home on a leased homesite. It covers title assignment, community approval, the homesite lease and states that sales tax is already in the price. Ask us for a copy.
Earnest money
Held by your brokerage in its trust account, like any other sale.
Residency approval
The homesite rental application is the residency application. The credit and background check takes up to 7 days. Start it right after acceptance.
Financing
Buyers usually close with a chattel loan. We can share lenders already closing loans in the community, and how long each one holds funds after closing.
Title and closing
Michigan certificate of title through the Secretary of State. No title agency. Community closing costs are $90 title transfer, $150 closing fee, $50 background check and a $200 refundable homesite deposit.
Square footage
Our listings are measured by CubiCasa, with a floor plan on every listing. Deemed reliable, buyer to verify.
